Decide on the purchase price, due diligence, and earnest money deposits. Due diligence and earnest money “usually” equals 1% of the offer price.
Due diligence provides the buyer with time (usually 2-3 weeks) to have a home inspection done. If the buyer decides to terminate the contract during this period, funds will be returned. Once the due diligence period is passed, the funds will be credited to the buyer at closing.
Earnest money is held in escrow at the time of contract. If the contract is terminated at any point before closing, the funds will be provided to the seller as remedy for marketable time lost. If contract closes, earnest money is credited to the buyer.
Provide pre-qualification letter to seller as proof of financial capabilities.
Consider the items, if any, you would like left in the home. Examples: refrigerator, washer, dryer, playset, etc.
Consider requested amount for seller paid closing costs and home warranty.
Decide closing time frame: 30, 45, 60, 90 days.
Once completely comfortable with the terms, sign the offer and send back to us for review and submission to a listing agent.
Sign residential property disclosure and mineral, oil, and gas disclosures.

You have paid your due diligence fee to have the due diligence period. Let’s make the most of it! During the due diligence, we will discuss what inspections need to take place, and we will schedule them for you.
Following the completion of the home inspection, we will discuss the findings. A list will be compiled and sent to the listing agent requesting the items to be acknowledged by the seller. The seller will then decide what items to fix or provide compensation for.
A pest inspection will be completed to ensure there are no pests or termite damage. Depending on the findings, requests will be sent to the listing agent.
If needed, a septic, well, radon, lead paint, and structural inspection can be ordered once the due diligence period has passed.
An estimated cash to close sheet should be provided by the lender. It is vital to us that you, as the buyer, are fully aware of the costs of buying your home and exactly how much money would be owed or due from you at the time of closing.
